Structure & Foundation
The structure is by far the most important part of the house; the envelop of a home is a skeleton which includes the foundations & footings as well as the floors, walls, and roof. Structures are judged by how well they are able to stand still.
The safety and usability of the entire home depends on its structural integrity. The inspection is performed on both the interior, and exterior. Since many of the structural components are buried below grade or behind finishes, much of the inspection is inevitably performed by analyzing for major movements.
Structural repairs can be very costly, and in some cases the problem is so severe that repairs are not warranted by the contractor.
